We recently completed a full floor sanding project in a Victorian terrace in Luton town centre. The customer had inherited the property and wanted to restore the original pine boards that lay beneath layers of old carpet and adhesive. We sanded and finished approximately 120 square metres across three floors, bringing the boards back to their natural colour and grain.

About the project

This Victorian property presented the challenges typical of older Luton homes. The boards varied in thickness and had settled unevenly over 140 years, meaning the floor surface wasn't entirely level. Previous carpet installation had left stubborn adhesive marks, particularly across the first floor. We started with coarser grit sandpaper to level the boards and remove the adhesive, then worked through progressively finer grits to achieve a smooth finish suitable for staining and sealing.

The customer wanted to preserve as much of the original character as possible, so we avoided heavy sanding that would have removed the patina from the boards. We worked carefully around the original Victorian skirtings and door frames, hand sanding edges where the machine couldn't safely reach. The whole project took eight working days, including drying time between coats. We used dust containment barriers and HEPA filtered vacuum systems to keep disruption to surrounding rooms minimal, which mattered given the tight terrace layout.

We also seal the work area and use HEPA filtered vacuum systems for the remainder. Disruption to other rooms in the property is minimal, though some fine dust is inevitable in any sanding project. Thorough cleaning afterward removes any residual particles.
